Go through each interior room and "appraise" it yourself!  What should you be looking for?  Examine the ceiling; look for any cracks or water stains and then inspect the condition of the paint and wallpaper.  Make sure that the windows are clean and window treatments are attractive.  All of the closets and storage spaces should be neat and organized because a cluttered closet looks smaller!  Have you been meaning to replace carpet or tile?  Go ahead and do it now so that you can enjoy the upgrades while they make your home more attractive!

Now "appraise" the outside of your home.  Start at the top--what is the condition of your roof and when was it last replaced?  What about the AC unit?  These two items are important and can be determining factors in a sell.

Your kitchen is one of the most important rooms in the whole house for many prospective buyers. Don't worry-- everything doesn't have to be brand new to be appealing!  Removing magnets from the refrigerator, clearing counter tops of clutter and making the floor and appliances shine will all help to make your kitchen feel and look bigger.  A fresh coat of paint or wallpapering are inexpensive ways to brighten and update any room.

Improvements That Pay

It pays to give special attention to maximizing the amount of light in your home because dark homes are depressing to most people.  Natural and artificial lighting can create a mood that buyers notice when they first walk into your home.  You may want to install indirect lighting to highlight a vaulted ceiling or to draw attention to indoor plants.  Dimmer switches can create simple and inexpensive lighting appeal.  Make sure that all the windows are clean and open the drapes/blinds when the house is being shown.  Cut back overgrown shrubbery and let the sun come in!
